We know that focusing on energy efficiency, indoor comfort, and keeping costly repairs to a minimum is important to you. As our customer, it is also important to us. Heating and cooling costs account for a large proportion of a building’s monthly operating expenses.

Indoor air can contain many pollutants, including mold, paint, chemicals from cleaning products, and other irritants. Some studies have shown indoor air to be worse than outside air. Buildings need adequate ventilation to ensure these pollutants are circulated out of the building while fresh air is entering. Just as important is making sure moisture is circulated out of the building through the vents, reducing wood rot and mold formation.

Maintaining adequate airflow is essential to regulating the temperature in an office or commercial building. Routine maintenance ensures an improvement in energy efficiency.

Refrigerator Maintenance

Keep your refrigerator between 37 and 40 degrees Fahrenheit and the freezer at 0*.

  1. Be Prepared.

If you should lose power, keep the doors closed and use foods from the pantry. An unopened refrigerator should keep food safe for four hours and a freezer will maintain its temperature for 48 hours if full and 24 if half full.

  1. Fill it up.

Refrigerators need “thermal mass” meaning keep them full to maintain low temperatures. Cool foods and drinks will help absorb warm air that enters when you open the door. You could also fill it up with a few jugs of water.

  1. Keep the coils clean.

Twice a year you should pull out your refrigerator from the wall and clean the condenser coils. Sometimes these coils are behind the grill on the bottom front. These coils will not work properly if they are covered in dust. Vacuum with the brush attachment.

  1. Check the door seals.

A loose seal will allow for cool air to leak out, wasting energy and causing your fridge to work harder than it needs to. Clean all food residue from seals at least twice a year using a toothbrush and a solution of baking soda and water. Then try placing a dollar bill in the door so that half is in and half is out. If it slips out easily, you may need to have the door seals checked by a pro.

Common Problems Associated with Your Air Conditioner

Problems with existing air conditioners result from faulty installation, improper operation, poor service procedures, and inadequate maintenance. Improper installation of a central air conditioner can result in ducts leaking or low airflow. Also, many times the refrigerant charge does not match the manufacturer’s specifications. If proper refrigerant charging is not performed during installation, the performance and efficiency of the unit is impaired. Many times, service technicians that are unqualified fail to find refrigerant charging problems or even worsen existing problems by adding refrigerant to a system that is already full.

Let the unit cool down for about five minutes before resetting any breakers. Refrigerant Leaks

If your unit is low on refrigerant, it was possibly undercharged at installation or it leaks. If it leaks, simply adding refrigerant is not a solution. A trained technician should fix any leak, test the repair, and then charge the system with the correct amount of refrigerant. The performance and efficiency of your air conditioner will be at it’s greatest when the refrigerant charge exactly matches the manufacturer’s specification and is neither undercharged or overcharged. Leaks can also be harmful to the environment. 

 

Drainage Problems

The condensate drain should always be free of clogs and draining properly.

 

Electrical Control Failure

The compressor and fan controls can wear out, more so when the air conditioner turns off and on frequently. This is common when you have an oversized unit. Because corrosion of wire and terminals is also a problem in many systems, electrical connections and contacts should be checked during a professional service call. 

 

Inadequate Maintenance

If you allow filters and air conditioning coils to become dirty, the air conditioner will not work properly, and the compressor fans are likely to fail prematurely.
